Kanata Appraisals has completed over 500 appraisals in Ottawa and surrounding areas since September 2015, including detached, semi-detached, and townhomes, condominiums, new construction, modular homes, non-cottage rural properties, vacant land, and multi-unit dwellings such as duplexes and triplexes.

Our appraiser worked for many years as a telecommunications software tool and product design engineer for Nortel Networks, after having obtained a degree in Electronic Information Systems Engineering in the nineties. Following that career, he earned a Bachelor of Science (Honours) in Cognitive Psychology, and a Master of Business Administration (Financial Management) degree. In 2017, he was awarded UBC’s Postgraduate Certificate in Residential Valuation.

This combination of experience and academic achievement ensures strong analytic acumen is combined with human factors sensitivity to provide the highest quality professional service.

FAQ

Q. How much does an appraisal cost?

Fees start at $xxx (plus HST) for the standard AIC form report estimating current market value.

Fees start at $xxx (plus HST) for retrospective reports, such as are required for estate and divorce matters.

Fees are higher for larger, unusual, non-standard, or distant properties. All reports include a cover letter.

Q. What is the process for obtaining an appraisal?

There are four steps.

Step 1: Ordering the Appraisal – the scope, purpose, use, and user of the appraisal are defined, a price quote is provided, and an appointment day and time are set.

Step 2: Site Visit – observation and evaluation of the neighbourhood, street, site, landscaping, and dwelling. Each room is examined and photographed. Depending on the size and complexity of the home, the visit will take between 30 and 60 minutes.

Step 3: Payment - due when the site visit is complete.

Step 4: Analysis and Report Creation – the signed report is delivered via email as a PDF.

Q. What types of payment are accepted?

We accept Interac e-transfer, cheque, cash, and the following credit cards: VISA, Mastercard, American Express, and Discover. Credit cards have a 3.5% surcharge.

Q. Which areas do you service?

We focus on metropolitan Ottawa, but service any all-season dwelling within commute distance, including but not limited to: Dunrobin, Carp, Almonte, Carleton Place, Manotick, Greely, and Kemptville.

An extra mileage charge is applied for subjects more than 20 km from our location in Beaverbrook.

 

Q. Do you do rush orders?

If the rush request can be accommodated, an additional fee will apply. Note that site visits cannot be perfomred after sundown as natural light is required to observe the exterior condition of the subject dwelling.

Q. What is the usual turnaround time for a report?

Reports are normally complete within 24 to 48 hours of the site visit.

 

Q. Who owns the appraisal report?

If the appraiser is hired directly by a homeowner (for example, for estate or matrimonial matters), the report is owned by the homeowner. If the appraiser is hired by a lender (for example, to mortgage a new purchase, or for re-financing) then, despite the fact that the homeowner may have paid for the report, it is owned by the lender and the lender decides who may view it.

 

Q. How do I prepare for an appraisal?

Most lenders require photographs in the report, so ensure your home is photo-ready.

 

Ensure all rooms (including basement, garage, and outbuildings) are accessible at the time of the visit.

 

If you have a floorplan of your home from the builder, please share it.

 

If you have a recent tax bill for your home, please share it.

 

A list of recent upgrades and repairs can be provided at the time of the visit.

 

In the winter, ensure that snow does not prevent the appraiser from accessing the back yard.

 

If you have pets, please ensure they are out of the way, and cannot jump on, or interfere with, the appraiser.

 

To ensure your home makes a good impression, ensure small repairs are complete, and consider that a tidy yard improves curb appeal.

 

Appraisers are very wary of moisture. If you have a wall or ceiling stain, you might have resolved the underlying issue, but it is also important to ensure no visible stain remains. An appraiser MUST include in the report any adverse characteristics of your home that were observed.

 

Do NOT demolish parts of your home in preparation for renovation. A home with no kitchen is worth less than a home with a dated kitchen. Obtain the appraisal BEFORE you do any demolition.
